BENEFITS THE HOMEOWNER GETS FROM

PROFESSIONAL PROPERTY TENDERS:

PROTECTS PROPERTY

Professional Property Tenders will provide Hometenders who will occupy and protect your property from three types of crimes that focus on vacant homes:

1) Burglary - Many items of value will still remain in a vacant home.  Recessions spur those with latent, money-motivated criminal tendencies into action.  Appliances are typically the highest value items remaining in some vacant homes, but criminals with the right contacts can find buyers for items such as cabinets, sinks, granite counter tops, toilets, pipes, windows. Copper, despite the drop in price-per-pound, continues to attract specialized thieves as well.

2) Unlawful Occupation - Some criminals treat vacant homes as “safe houses” for all manner of illicit activity. Teens use vacant homes as “party houses” where they can drink and use drugs without supervision. Drug dealers and drug users alike search out vacant homes for conducting their trade, as do prostitutes and gangs. Vagrants commonly use vacant homes for temporary shelter.  Even advocacy groups are now promoting squatting of vacant homes. 3) Graffiti, Vandalism and Arson - Vacant homes attract non-commercially motivated destruction from graffiti and vandalism. Arson is another dangerous crime associated with areas of high foreclosure vacancy rates.

NO MORE UTILITY BILLS

A Professional Property Tenders’ Hometender will take over property utility services, in the Hometender’s name.  This allows a bright, comfortable home to show potential buyers, and this will not cost the Homeowner anything.

NO MORE YARD MAINTENANCE

A Professional Property Tenders’ Hometender will provide yard maintenance for your house.  Before a Hometender occupies a property, yard maintenance will need to be preformed.  Once the initial maintenance has been done, the Hometender will be required to keep the yard maintained.  If the property has an extensive yard and landscaping, Professional Property Tenders will have to negotiate the terms of yard maintenance.

SAVE MONEY ON HOMEOWNER INSURANCE

The cost of homeowner insurance on vacant homes is, at least, two times as much as an occupied home, if you can even get insurance.  The most common reason vacant homes are difficult and expensive to insure is because insurance companies are not equipped nor do they have the type of specialized underwriters who can make enough to stay in business while accurately predicting the risks associated with a vacant home.

The biggest reason a vacant home can be difficult or expensive to insure is because a very small problem left unattended can become a very large problem. Take for example a leaky sink on the second floor. The dripping may be so slow that it is almost unnoticeable when a home becomes vacant.  Over a couple of days the drops of water may accumulate and bring the ceiling down on the first floor. If no one is actively monitoring the property on a daily basis, a home can really accumulate substantial damage.

Another problem vacant buildings have is vandalism, malicious mischief, or theft. A property left alone is prone to attract these activities.  These activities are not an epidemic but are greatly increased in vacant homes.  As a result, it does cause enough large claims with the insurance company that eventually affects all vacant property policy holders by creating high premiums.

PROPERTY IS SHOW READY EVERY DAY OF THE WEEK

Professional Property Tenders provides a Hometender who will stage and maintain your property 7 days a week, from 9 a.m. to 7 p.m.  The Hometender will occupy your property to keep it staged and maintained, and will be able to vacate the property with the sale of your house or if the Homeowner’s situation has changed.  Professional Property Tenders will keep in touch with Realtors/Brokers to verify the maintenance of the property and will provide unannounced inspections once a week, with photo documentation if requested by the Homeowner.

PROPERTY SELLS QUICKER

A staged and maintained home spends 50% less time on the market.  Professional Property Tenders provides a staged and maintained home that buyers will emotionally connect to.  It allows the buyer to mentally “move in” because 9 out of 10 people are not able to visualize how the property could be.  When has an empty room been described as warm and inviting?  Sterile, cold and uninviting are the three most popular terms to describe an empty room.  Let this not be the description of your home.

PROPERTY SELLS FOR MORE MONEY

A staged and maintained home sells for at least 10% more than a comparable vacant home.  This is because a staged and maintained home will capitalize on the positive aspects of the home, while de-emphasizing the negative aspects.  It is much easier to notice that crack in the wall, or chip in the tile when there is nothing else to look at.  Even the slightest deferred maintenance will seem glaring.
